How this calculator works

Every part of the job is measured on its own, then multiplied by the hourly rate you want to earn and adjusted for condition, access and add-ons. It doesn't just copy what the cheapest operator charges.

  • Each surface is measured on its own, because siding, concrete and decking clean at genuinely different rates. Set any of them to "not included" to drop it from the quote.
  • Decking is the slowest surface per square foot — lower pressure, more passes, more care.
  • Wash type matters: soft washing is gentler and faster, while heavy moss and oil removal needs pre-treatment and multiple passes.
  • Condition adds 15–60%. Pacific Northwest moss and algae are the single biggest driver of time on site.
  • Height adds 22–40%. Published guidance is 20–30% more per additional storey.

Sourcing: Ranges reflect published 2026 Metro Vancouver market pricing — driveways commonly $150–$350, decks and patios $150–$400, roof cleaning $300–$800, two-storey house washes $400–$700 and three-storey $600–$900. Square-foot pricing commonly runs $0.15–$0.75 depending on surface, and operator labour commonly $50–$160/hr.
